We pride ourselves on the fact that The Livingston Team website is deep with details.  Once a consumer has logged onto either site mentioned above, there is a direct link to LivingstonTeam.com for in depth information about the homes we market.  Internet users want current facts and are expecting IMMEDIATE results.   We recently hired one of the most highly regarded web site optimization companies out of Utah to regularly resubmit our site to search engines and implement cutting edge systems to “Google” the Livingston Team site within the first page of sites displayed.  The lead-time is 3-4 months before we can measure the results of this investment.  Our continually evolving Internet presence is a high priority.

REALTOR COOPERATION

Professional REALTORS participate in over 95% of all home sales.

Most consumers utilize a professional REALTOR in their home search.  In order to maximize the relationship buyers have with professional REALTORS, we provide substantial information about our listings to REALTORS through established channels.  The REALTOR network is set up with an advanced Multiple Listing Service (MLS of Northern Illinois is one of the largest Real Estate database in the country serving 44,668 agents and is owned by associations adhering to a strict code of ethics).  Data is shared between offices so that all REALTORS, regardless of their company affiliation, can provide information to their buyers about every single home listed.  REALTORS attend weekly tours to gain knowledge of property inventories.  In exchange for sharing information, we agree to share a portion of the success fee, or commission, with the buyer’s REALTOR when the property is sold and closed.

The Sentrilock Keybox system will be used to open the homes to Realtors and their clients.  The Sentrilock system is a computerized lockbox that records the personal information of the cardholder and the date, time and address of the home he or she entered.  The information is documented on our Sentrilock website.  This system is in place to double check that appointments to view the homes have been made and kept.

Buyers working with REALTORS appreciate details.  Because the home buying process is complex, the brochures we provide to the consumer help to answer the questions they forget to ask while in your home.  As much information as possible is included, so now is the time to provide your survey, septic layout, floor plans, utility bills, etc. to Elise.  In addition, to streamline the experience for the buyer, we can include mortgage and insurance contacts, etc.
